440 Ninth Avenue, also known as the Harding Building, is an 18-story, 411,000-square-foot office and retail property positioned at the dynamic crossroads of Hudson Yards and the revitalized Penn Plaza district. Originally constructed in 1927, the Art Deco landmark boasts a stately stone masonry façade adorned with terracotta detailing, expansive loft-style floor plates, and multiple setbacks that offer sweeping views of the Hudson River and Statue of Liberty—along with sought-after outdoor terraces.

Design Republic’s lobby renovation honors the building’s architectural legacy while thoughtfully introducing a contemporary sensibility. Historic elements were carefully preserved and restored, while organic forms and softened geometry were woven into the design, offering a subtle contrast to the linear rigor of the original structure. Curved accents and sculptural flourishes—echoing the existing plaster detailing—create a fresh yet respectful dialogue between past and present, enriching the arrival experience for tenants and visitors alike.
