Bottega Veneta entrusted Design Republic to serve as Architect of Record for the transformation of three landmarked brownstones into its largest retail boutique worldwide—a 28,000-square-foot Maison on Madison Avenue. From early feasibility studies to final closeout, our team guided the project through New York City’s complex regulatory environment, supporting the client’s ambitious vision while honoring the architectural integrity of the historic façade.

In collaboration with Zari Architects and an international design team, we translated bold design concepts into buildable realities. Design Republic played a key role in navigating the intricacies of landmark preservation, leveraging full-scale mockups and 3D studies to help secure approvals and refine key design gestures. Inside, dramatic interventions—including hand-patinated metal ceilings, a sweeping wood-and-bronze stair spanning five floors, and an 18-foot curved stone handrail—were brought to life through close coordination with specialty fabricators and artisans.

At the top floor, dubbed “the apartment,” discreet technical detailing supports an atmosphere of understated luxury, from concealed art rails to bespoke metal mesh shades that filter light with a soft shimmer. Throughout, Design Republic managed the evolving complexity of the build, ensuring quality execution while maintaining schedule integrity. The resulting Maison is a striking expression of Bottega Veneta’s craftsmanship and identity, and a proud milestone in our collaborative portfolio.
